A seamless design-build process for ADUs, additions, remodels, and new construction in Scotts Valley. Managed from planning through completion by one coordinated team.

1. Consultation & Site Feasibility

We begin with your goals and a detailed property review. This includes property size, setbacks, slope conditions, access, utilities, Scotts Valley zoning requirements, and ADU feasibility such as height limits and site constraints. A preliminary budget range is also discussed based on scope and build potential.

2. Concept Design & Project Planning

We create initial layout options based on function, structure, and code requirements. This includes space planning, structural layout, and integration with the existing home. Design direction, scope, and budget alignment are refined before moving into permit drawings.

3. Permits & Approvals

Our team prepares the full permit set, including architectural drawings, structural engineering, and required documentation for submission to the Scotts Valley Building Department. We handle plan check feedback and required revisions until approval is issued.

4. Construction

A dedicated project manager oversees construction sequencing from foundation to framing, MEP (mechanical, electrical, plumbing), insulation, drywall, and finishes. Inspections are coordinated at each stage, trades are scheduled in sequence, and site protection is maintained throughout construction.

5. Final Walkthrough & Completion

We complete final inspections, address punch list items, and verify all systems, including structural, electrical, plumbing, and finishes. Once approved, the project is formally closed and handed over with completion documentation.
